Elevator Installation in Apartment Buildings

Comprehensive guide to retrofit elevator installation. We cover all key aspects: what types of elevators exist, building requirements, installation costs, and project duration. Whether you're a housing board member, property manager, or resident, this guide gives you a clear picture of an elevator project.

Elevator types

Three main types: shaft elevator installed in the stairwell opening (most common, most cost-effective), external shaft elevator attached to building exterior (suitable when internal space is limited), and platform lift for smaller buildings (simpler solution for 2–3 floors). We recommend the best solution based on building structure, space, and budget.

Technical requirements

The building must meet certain requirements: stairwell width at least 1.4 meters, sufficient structural load-bearing capacity (structural engineer verifies), adequate floor height (minimum 2.5 m), and space for elevator car movement. We assess all requirements during the free survey and tell you directly which solutions are possible.

Space requirements

A typical elevator car takes approximately 1.1 × 1.4 meters of stairwell space. Compact models fit in even narrower spaces. If internal space is too small, we design an external shaft solution. The elevator doesn't require a separate machine room – modern models are machine-room-less.

Costs

Typical total cost is €150,000–€300,000, depending on floors and solution. ARA subsidy covers up to 45% – housing company's share can be €110,000–€165,000. Cost per apartment is often just €3,000–€8,000 (in a 20-apartment building). See detailed cost information in the cost section on the home page.

Timeline

The entire project typically takes 6–12 months from general meeting decision to commissioning. Design and permits take 3–6 months, actual installation 2–4 months. ARA subsidy processing adds 2–3 months. We provide a precise timeline at the survey stage.

Impact during installation

Installation is planned to minimize disruption to residents. The stairwell remains usable throughout the project. Noisy work is limited to weekday business hours, 8 AM–4 PM. We keep residents regularly informed about progress. Most residents find the disruption minor and temporary compared to the benefits of having an elevator.
